Closed-end investment company for informed investors UAB CAPITALICA EUROPEAN OFFICE FUND (hereinafter – the Company), legal entity code 306246129, registered address at Upės st. 21-1, LT-08128 Vilnius, Republic of Lithuania (the Issuer), managed by UAB Capitalica Asset Management in two tranches issued bonds with total nominal value of 8 000 000 euros. The funds raised were allocated for development of business center "VERDE" stages C and D in Riga, Latvia.
During first half of 2026, the Company’s earned EUR 1 438 thousand net profit (EUR 420 thousand profit generated in 2025 same period) while total assets under management grew to EUR 35 880 thousand. This growth was primarily driven by active capital investments during the year and a positive change in fair value of investment property.
The Green Verde Project – EUR 150 Million Investment in Riga
Currently, the A and B buildings of the green Verde office complex are fully operational, offering 30,000 sq. m. of rentable office space. Both buildings are fully leased, hosting several dozen international and local Latvian companies, including KPMG, Swisscom DevOps, and Worldline Latvia.
The C and D buildings will expand the Verde complex with an additional 22,500 sq. m. of A+ grade office space, providing approximately 2,500 new workplaces. The third phase, Building C, is expected to be completed in spring 2027, while Building D construction expected to be finished in end of 2027.
Upon completion of all development phases, Verde will offer over 50,000 sq. m. of A-class rentable office space in central Riga for 5,500 employees, with a total investment in the project amounting to approximately EUR 150 million.
